Terms & Conditions
The terms on which Dream Mobile Homes sells containers, conversions and modular buildings. Please read them before ordering.
1. Who you are contracting with
These terms apply to every order placed with Dream Mobile Homes through dreammobilehomes.co.uk.

2. Prices and VAT
- All prices shown on the site are excluding VAT and excluding delivery.
- VAT is applied at the prevailing rate where chargeable, and shown before you commit.
- Delivery is not included in the listed price. It is quoted separately against your postcode and site access.
- We may correct obvious pricing errors. If a price is clearly wrong we will contact you before proceeding and you may cancel.
3. Placing an order
Your order is an offer to buy. A contract is formed only when we send written confirmation accepting it. We may decline an order — for example where stock is unavailable, where delivery to your site is not feasible, or where a pricing error has occurred.
For anything delivered to a site, request a quote first. Adding a unit to the basket does not price the haulage. We would rather establish that a lorry can reach the spot before you pay.
4. Delivery
- Delivery is arranged to the address you supply and quoted by postcode.
- You are responsible for ensuring safe and lawful access: a firm approach, adequate room to manoeuvre, and clear airspace free of overhead cables.
- You are responsible for any permissions, permits or road closures needed at your end.
- Where a delivery cannot be completed because access was not as described, or nobody was present to receive it, we may charge the aborted delivery and any re-delivery.
- Delivery dates are estimates given in good faith and are not guaranteed unless agreed in writing.

5. Risk and title
Risk in the goods passes to you on delivery. Title does not pass until we have received payment in full.
6. Siting, groundwork and consents
We supply and deliver the unit. Unless expressly agreed in writing, we do not carry out groundwork, foundations, connection to services, or installation.
Obtaining planning permission or building regulations approval where required is your responsibility. A container or modular building placed on your land may require consent depending on its use, siting and permanence. We cannot advise on this and do not accept liability for it.
7. Description and condition
Used and cargo-worthy units are second-hand goods. They are certified as structurally sound and fit to carry freight, but will show surface marks, dents and patch repairs. Cosmetic condition is not a defect in a used unit.
Photographs on the site are representative of the model and specification; the exact unit delivered may differ in cosmetic detail.
8. Cancellation and returns
If you are a consumer in the UK or EU you have a statutory right to cancel most distance purchases within 14 days. Important exceptions apply to our products. Please read the Returns & Refunds page, which forms part of these terms.
9. Faults and your legal rights
Nothing in these terms limits your rights under the Consumer Rights Act 2015 or equivalent EU consumer law. Goods must be as described, of satisfactory quality and fit for purpose. If something is wrong, contact us and we will put it right.
10. Business customers
Where you buy in the course of a business, the consumer cancellation rights in section 8 do not apply, and our liability to you for loss of profit, loss of business or indirect loss is excluded. Our total liability is limited to the price paid for the goods.
11. Liability
We do not exclude or limit liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot lawfully be limited.
12. Events outside our control
We are not liable for delay or failure caused by events beyond our reasonable control, including shipping disruption, port delays, extreme weather, or restrictions affecting import from our manufacturing partner.
13. Governing law
These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction. If you are a consumer resident elsewhere in the UK or in the EU, you keep the benefit of any mandatory protections of your country of residence.
